Doo Group, through its subsidiary, has recently completed a land acquisition in Dubai, spanning approximately 20,000 square feet. The site will host the Group’s first liquid-cooled supercharging station, bringing China’s leading ultra-fast charging technology to the Middle East.
This is not Doo Group’s first real estate asset in Dubai. Two years ago, the Group acquired self-owned office property at Emaar Square in Dubai’s central business district. Together, the two properties carry a combined estimated valuation exceeding AED 44 million. Across Dubai, the Group’s physical asset footprint is now clearly taking shape.
New Land Acquisition / A Strategic Move in Dubai’s Prime District
The newly acquired plot — Plot 368-0511, Al Quoz Industrial Area 3, Dubai, UAE — sits just 2 kilometers from Emirates Mall, Dubai’s second-largest shopping destination. The surrounding area is commercially mature with dense traffic flow, making it a prime location for high-frequency service infrastructure.

The land was fully purchased by Doo Group’s subsidiary, Doo Me Investment L.L.C., using its own funds with zero debt financing. Title is registered with the Dubai Land Department, fully traceable and unencumbered. Comparable land parcels in the vicinity carry an estimated market value of approximately AED 16 million (around USD 4.35 million).

Liquid-Cooled Supercharging Station / Bringing China’s Proven Technology to the Middle East
Acquiring the land is not the end goal — what we build on it is what matters.
Doo Group will invest several million dirhams to construct a liquid-cooled supercharging station on this site.
The core innovation behind liquid-cooled ultra-fast charging lies in thermal management. Conventional charging piles rely on air cooling, which limits efficiency under high power loads. Liquid cooling, by contrast, uses a liquid coolant medium to actively dissipate heat from the charging cable, enabling significantly higher power delivery while safeguarding both equipment and battery integrity. In practice, this reduces charging time to the ten-minute range. The technology has been validated at scale in China’s new energy market and is a proven pathway into the “ultra-fast charging era” — yet it remains a first-mover opportunity in the Middle East.

The UAE has committed to achieving net-zero carbon emissions by 2050, and Dubai’s electric vehicle fleet continues to expand. However, a significant supply-demand gap persists in charging infrastructure. Doo Group’s move is more than building a single charging station. It is about systematically introducing a market-tested, replicable ultra-fast charging solution to the Middle East. It demonstrates our active engagement in the region’s green energy transition and represents a forward-looking effort to channel financial capital into tangible technology — bridging Chinese innovation with Middle Eastern demand. For the region’s new energy market, it is a signal worth watching.
Emaar Square / Doo Group’s Financial Living Room in Dubai
Long before this land acquisition, Doo Group had already established an operational foothold in Dubai.

Doo Group’s Dubai office is located on Level 7, Emaar Square Building 1. Emaar Square sits adjacent to Dubai Mall and the Burj Khalifa, forming a landmark office complex in Dubai’s central business district and home to numerous international financial institutions and multinational corporations. Choosing this address was, in itself, a judgment on location value.

The property was acquired in 2024and is wholly owned by Doo Group subsidiary DOOME Financial Services L.L.C. Based on recent per-square-foot transactions within the same office complex, the current market value is estimated at approximately AED 28 million (around USD 7.6 million). From acquisition to today, time has delivered its own verdict.

The Emaar Square office was our first step into Dubai. The supercharging station on the new land parcel is the second. To date, these two assets carry a combined valuation exceeding AED 44 million (approximately USD 12 million) , wholly owned by the Group.
Physical Assets / Where Trust Finds Its Footing
Holding physical real estate is not uncommon in the financial industry. Consider a few examples. Allianzholds a substantial portfolio of prime commercial properties globally and operates a dedicated real estate investment management platform.Manulifeuses commercial real estate to balance its overall asset mix.Ping Anhas steadily increased its holdings in long-term investment properties in recent years.
For institutions with a long-term perspective, the strategic rationale is clear: real estate demonstrates steady performance over long cycles and serves as an effective hedge against inflation. At the same time, quality properties generate recurring rental income and stable cash flow. By contrast, financial assets are subject to market volatility and inevitable price swings. Prime real estate, in turn, provides institutional operations with resilient buffers that endure across market cycles, elevating risk resilience to a higher level.
Doo Group has deep and sustained experience across financial markets, with businesses spanning wealth management, brokerage services, and asset management. It is precisely because we understand market volatility that we believe in diversification — not putting all eggs in one basket is not a slogan; it is a baseline discipline for any international financial institution. Wholly owned physical properties and assets with appreciation potential serve as a safety cushion for Group operations. They also send a clear signal to clients and partners: Doo Group holds real, verifiable, inflation-resilient assets with full ownership rights — not promises on paper, but tangible holdings upon which trust can be anchored.

The supercharging station project on the new land parcel is an extension of the same logic. Real estate offers appreciation potential; charging station operations generate stable cash flow post-launch. Together, they represent both portfolio diversification and the convergence of financial capital with real industry. Where the two intersect with clear purpose, the group has both the capacity and the conviction to participate. This is more than an investment — it is where Doo Group connects Chinese technology with the Middle Eastern market, and today’s commitment to tomorrow’s sustainable growth.
From our first office at Emaar Square to the upcoming supercharging station, these two properties form the cornerstone of Doo Group’s physical asset foundation in Dubai. Every step Doo Group has taken in this city was made with solid ground beneath its feet.
The foundation is set. The vision is in motion.
